Leaking Taps Canberra – read on to know why you should have your leaking taps maintained by JML Plumbing & Gas.

Do you live in Canberra and are having any of the following issues?

  1. Your water bills have gone up
  2. You’re awakened at night by the sound of the tap dripping, slowly driving you insane
  3. Constant water erosion is staining your bathroom fixtures
  4. You are getting dirty water coming behind the tap flanges
  5. You can’t turn off the taps because they’re too stiff

The steady drip flow trickle of a leaky tap in the bathroom or kitchen is a common issue. Although relentless and irritating, you don’t have to put up with it. All leaking tap repairs, inside and out, can be maintained by JML Plumbing & Gas.

A leaky tap can waste up to 21 liters of water every day. So, not only is the sound of a leaky tap irritating to hear, but it is also costing you a lot of money in water consumption. JML Plumbing & Gas provides a variety of plumbing solutions to stop any leaky taps or showers in your Canberra home or company.

We strongly advise that you examine inside any cupboards with plumbing lines on a regular basis. This includes under the kitchen and laundry sinks, as well as within the bathroom vanity cabinets.

A minor or slow leak typically stays undetected for a long time, resulting in a build-up of mould and mildew that can be detrimental to your family’s health by the time it is discovered. This dampness can even seep into your home’s foundations, causing extensive damage that is costly to fix.

Maybe your faucets aren’t leaking, or your tapware has tightened and is difficult to turn on. We can assist in servicing them, leaving them easy to use.

About Backflow Prevention Canberra

Backflow prevention Canberra is critical to ensuring the safety of Australians’ drinking water. It ensures that the flow of water is not reversed due to a change in pressure, protecting our water supply from contamination.

Backflow is the reverse flow of water in your plumbing pipes and can be caused by:

Backflow prevention testing and installation can help you save thousands of dollars on water bills and flood damage.

Depending on the property you own or occupy, local water authority legislation requires backflow prevention devices. If you have a backflow prevention device installed, it must be inspected and maintained on a regular basis (typically annually) to ensure that no wear or damage causes the device to fail.

It is your job to assure compliance and the well-being of the community by having a plumber assess your property risk and taking the necessary procedures.

You should get your water and plumbing systems maintained on a regular basis in the following areas. This is to keep in compliance with the Plumbing Code of Australia 2011 and the Australian/New Zealand Standard AS/NZS.

Testing

Commercial buildings and some residential households require backflow prev devices.

Maintenance

Backflow prevention devices are available in a range of shapes and sizes, and they can stop both backflow and back-siphonage. Check the o-rings and clean the gates or cassette on a regular basis. This is to ensure that the backflow protection system is working properly.

Our backflow plumbers are particularly qualified to install, maintain, and test backflow protection devices. We can also work throughout Canberra and New South Wales.

Identifying the Threat of Backflow

Backflow prevention devices (also known as air gaps) are used to safeguard potable water supplies (drinking water) against contamination or pollution produced by backpressure in the water supply pipe. Each property connected to a main water supply system should have its risk level assessed and classified. The activities that occur on your property will determine this. The danger levels are as follows:

High – where the potential failure or absence of backflow prevention may cause death

Medium – where the potential failure or absence of backflow prevention may endanger the health

Low – where the potential failure or absence of backflow prevention may cause a nuisance but does not endanger the health or cause injury

Why choose us for backflow prevention testing, maintenance, and installation?

The JML Plumbing & Gas team is here to help you with your plumbing needs. We will commit to providing quality service to our customers and keeping their properties safe from any potential dangers such as backflow.

The valves within the backflow prevention device require testing yearly to ensure that they are functioning as the manufacturer intended. The backflow prevention device is there to protect you and others, from receiving contaminated water in our potable water or clean water source, i.e. the Government water supply.

We test and record every aspect. We also have annual reminders so you never need to worry about the backflow devices reaching their expiry date, keeping your building/site up to standard.

If you want to know more about backflow prevention devices, you can give us a call at 02 6193 4089

The prevention of water pollution is not necessarily something that people consider when dealing with plumbing maintenance, but it should be. The backflow of contaminated water into the potable water supply can cause a number of health issues for humans, wildlife, and aquatic life, as well as damage to property.

Cross-contamination from a potentially polluted source (backflow) is not only unpleasant; it can be extremely dangerous to your health.

Don’t wait for water pollution to strike your home or commercial businesses. Call JML Plumbing & Gas today and find out how we can help you avoid it. 02 6193 4089

Plumbing Preventative Maintenance Program – Why Should You Have One?

A plumbing problem can occur at any time, which is especially true for strata managers who manage large properties. An unanticipated plumbing disaster will cause an already overworked strata manager to lose time and money, and create a Friday afternoon nightmare.

However, you can avoid these scenarios through regular plumbing maintenance. Strata companies typically work with professional plumbers to set up preventative maintenance schedules. This is to ensure that commercial and residential plumbing is in good condition all year round and they are then less likely to have plumbing emergencies.

JML Plumbing & Gas has spent years cultivating relationships with strata companies throughout the ACT. We are proud to provide our customers with dependable and skilled strata plumbing services.

Benefits of having a Preventative Maintenance Program (PMP) for plumbing:

Cost-effective – In the long run, taking part in a preventative plumbing maintenance program can save you money. The cost savings of PMP outweigh the costs you incur when the problem becomes worse and more expensive to fix. Short-term cost savings are much less than long-term investments. We replace old components and materials as new technologies and materials emerge.

Worry-free life – The property manager, property owner, and tenant will all have peace of mind that the equipment and plumbing services are being inspected by a qualified professional and have a custom PMP for the individual property.

Prevents risk – Regular maintenance can help you maintain your equipment and services in the best possible condition. It’s a good idea to have a backup plumbing solution in place in case of a problem. This way, you can avoid potential safety hazards and keep your property functioning properly.

Company trust & confidence – Your equipment/services will last longer, giving you more confidence in your investment. Also, using the same contractor reduces the chances of mistakes in maintenance work on your project. This is because the contractor has a good understanding of the project/site and its history. The contractor will take care of their work because it is their reputation on the line. The contractor can provide valuable input into the work that needs to be done and when it should be done.

Time-saving and flexibility – Investing in prevention is more time-saving than waiting for something to go wrong and then paying for it. Prevention is always the best option, but not everyone has the time and resources for it. Trust JML to prompt you into PMP programs with reminders.

How often should you perform preventative plumbing maintenance?

Each site is different and we customise it based on the inspection that we carry out. Preventative plumbing maintenance should be performed while equipment or plumbing systems are fully functional to avoid such situations. Most systems and equipment should be tested at least once a year. This is especially crucial for older structures with more vulnerable roofs, old drainage lines, backflow prevention devices, and pumping chambers. A preventative plumbing maintenance audit should be performed on newly constructed residential homes or units at the conclusion of their DLP (Defects Liability Period) to ensure the systems are operating at full capacity. The defects liability period is getting shorter and shorter these days, thus inspecting plumbing systems for underlying faults is more critical than ever.

What plumbing systems need to be maintained on a regular basis?

WELL PUMPS

Pumps are one of the most important pieces of equipment to consider for a Strata complex. They are found in practically every building and are in charge of important tasks.

Two pumps are used in a typical pump system. If one of the pumps fails, the second pump can handle the extra demand for a while, while the faulty pump is located and repaired on the next planned visit, assuming you have an ongoing maintenance contract with a reliable plumbing firm. Without an ongoing maintenance contract, the surviving pump is now carrying twice the load it was designed for, and it will most certainly break far sooner than if both pumps were operational.

STORMWATER SUMPS AND DRAINS

When it isn’t raining, stormwater sumps and drains are often overlooked. Sumps are used to collect and store silt, leaf litter, and other debris that could otherwise reach the drain. If the sump is not maintained, it will fill up with litter and debris, overflowing and washing down the pipe. When the system blocks, the stormwater system will overflow, causing significant property damage and flooding.

It takes specialised drain cleaning equipment to clear a blockage down the line. Overall, it is significantly less expensive to clean the drains on a regular basis as part of a preventative maintenance program than it is to repair them.

PREVENTION OF BACKFLOW

Backflow prevention devices, such as DCVs and RPZDs, are the single most significant plumbing device for ensuring safe drinking water. These backflow devices are put in where recognized dangers exist and are designed to prevent polluted water from flowing in the reverse direction of the pipework, finally leading to your drinking outlets like your kitchen taps. Backflow devices that have failed have resulted in death (rare cases) and serious harm and sickness due to polluted water.

Backflow devices that are testable are required to be tested and repaired every 12 months by law, with the results being given to the government and submitted via an online portal.

HOT WATER

Some buildings have communal hot water systems, in which all units’ water is heated in a central plant room and then circulated throughout the structure. This will be the situation if your apartment does not have a separate hot water unit.

Members of an executive committee frequently compare their commercial system to a hot water unit in a typical domestic residence that served a single-family and only required maintenance every 5 years.

A commercial hot water plant room demands significantly more maintenance than a household system. These systems use a lot of energy, sometimes more than half of the building’s overall energy use. If the system is neglected, the operating costs might skyrocket, the system’s reliability will deteriorate, resulting in frequent and costly breakdowns, and the infrastructure will suffer substantially more wear and tear, requiring replacement far more frequently than it would otherwise.

Almost all hot water manufacturers advocate routine maintenance for these systems, which requires a plumber to service them at least once every six to twelve months.

BLOCKED SEWER DRAINS

When a blocked sewer drain occurs in the main piping, the surcharging sewage should overflow in an open space rather than in someone’s home or unit. To ensure that this happens, there are tight height requirements for relief gullies. A pocket of water at the bottom of the gullies keeps sewer gases from escaping, generating foul odours and perhaps spreading disease. Depending on the building’s construction, the ORG should always allow this to happen but some older buildings do not have a complying ORG.

Tree roots can also be a major problem for blocked drains in Canberra. Once tree roots get in they continue to slowly (sometimes quickly) grow in the pipe until it blocks up. Once it blocks the entire complex’s sewage is overflowing on the property creating havoc. This can be avoided in several ways.

  1. Clearing the drain annually in the problem areas with water jetting
  2. Relining the pipe without excavation or disturbing the area above the drainage
  3. Excavation of the damaged area and replacing with new PVC drainage

This is one of the most basic parts of continuous maintenance, but it is frequently overlooked by occupants who have undoubtedly been suffering from foul odours or overflowing sewage on a regular basis.

SEDIMENT TRAPS AND AGGREGATE DRAINAGE SYSTEMS

Groundwater is captured by aggregate drainage systems and diverted into the stormwater system. This prevents building movement, structural damage, and damp concerns.

The sediment trap is fitted on the aggregate drain line on a regular basis. It permits any silt that has entered the drain system to settle at the bottom of the sediment trap where it can be removed during semi-annual maintenance, while the remaining water flows down the pipework to the stormwater system. If these sediment traps are not maintained, they will become blocked with sediment, causing the aggregate pipe to solidify.

Attempting to unsolidify an aggregate drain may be quite costly. And it generally necessitates the drain being dug up and replaced. Because this is usually done beneath a concrete slab, the cost can quickly escalate.

TRADE WASTE SYSTEMS

Prior to entering the sewer system or water storage tanks, wastewater treatment systems treat the water. Failure to maintain these systems effectively might result in government fines or significant damage to your onsite property or infrastructure. These consist of Grease traps, plaster traps, oil separators, septic tanks, and wash-down bays to name a few.

Why you need a specialist for your Strata Plumbing Preventative Maintenance

Without a doubt, plumbing is the most complicated and diverse trade in the construction sector. Water, sanitary drainage, stormwater drainage, gas installations, roofing, pump installations, water treatment, and so on are only a few of the fields covered. There are hundreds of sub-fields in each of these fields.

This is why becoming a licensed plumber takes at least 6 years but just 2 to 4 years for the other trades.

There are various industries within each of these vast domains, such as new home plumbers, new commercial plumbers, new townhouse plumbers, commercial fit-out plumbers, commercial maintenance plumbers, residential maintenance plumbers, and so on.

Each of these sectors has mandatory safety classes that your plumbers must complete. On top of that, there is a long list of specialty training you can pursue if you want to specialise.

A plumbing emergency during holidays makes plumbers in Australia the busiest. Having extra guests visiting your home during holidays can potentially put extra pressure on your plumbing and system due to higher usage. This is why we put together a few tips to avoid plumbing emergencies this holiday season!

What to do to avoid a plumbing emergency

1. Prepare for holiday meals

Ensure the quality of your garbage disposal before get-togethers. Make sure that the unit is running smoothly so you won’t have problems on holidays especially on Christmas Eve and Day. Always run your disposal unit with cold water and never pour cooking oils or fats down the drain.

Here’s an article that can help you clean your garbage disposal: https://www.consumerreports.org/garbage-disposals/how-to-clean-your-garbage-disposal-a1060478189/

Also, it’s advisable to fill up your gas bottles before the holidays rush starts. Stock up on some spares and consider getting a gas inspection from a licenced plumber in your area.

2. Prepare for house guests

Kitchen

For garbage disposal, avoid putting bones, coffee grounds, and grease into it. As stated earlier, always use cold water when flushing after every use.

Remember to never pour oil, grease, or fat down your drains. Grease coats the inside of your pipes. It will accumulate and collect other stuff that goes through your pipe and create a clog. Transfer grease into a sealable container before throwing them out.

Installing a screen on your sink drain can prevent non-food items from clogging your drains.

Bathroom & Drains

The golden rule to prevent blocked drains in the kitchen and bathroom is to limit what you put in them. Ask your guests strictly not to put these things near your drains:

Read more about blocked drains here: https://jmlplumbing.net.au/blocked-drains-how-to-prevent-clear-them/

It’s also best to place a bin in the bathroom to prevent guests from using the toilet as a trash can.

Inspect the toilet including handles, lift arm and chair, flapper, leaks in the tank and the bowl, etc. We also highly recommend you check your hot water system and inspect it to ensure there is no water leaking from an area that it should not be.

Outside

Inspect your pipes, gutters, and downpipes, and see if there are blockages during heavy rainfall. Make sure that everything is cleared of all leaves and twigs.

3. Prepare an emergency plumber contact

Having your go-to plumber is a must-have these days, so always keep in contact with your favorite plumber in Canberra.

4. Turn water supply off when traveling

If you are traveling away from home for the holidays turn your water supply off at the water meter, that way in the unlikely event that a hose or burst pipe occurs it will not flood your home.

CHOOSE JML PLUMBING & GAS FOR PLUMBING EMERGENCY

We don’t want to see you over the holidays (no offense), but if an emergency happens that needs a quick fix, we offer a 24/7 service for urgent jobs over the holiday season. Just call us and we’ll be there! 02 6193 4089

Evaporative cooler pads problems? Here’s everything you need to know about evaporative cooler pads.

Evaporative Cooler Systems are a great cooling solution to Australia’s hot & dry months. What’s great about these systems is they efficiently push out plenty of cool cold air with minimal electricity, as it uses natural air instead. It works by getting air from its surroundings and converting it into cooler air by passing through cooler pads.

The cooler pads are regularly soaked in water, resulting in them getting dirty and clogged after some time. This can cause poor indoor air quality, system breakdown, and expensive repairs. Therefore, it’s important to know when to clean and replace evaporative cooler pads.

When To Change Your Evaporative Cooler Pads?

Generally, common cooler pads are recommended to be cleaned once or twice a year and replaced every 2-3 years.

Evaporative cooler pads’ life span does vary from one brand to another and depends on how often the cooler is used.

How To Increase The Life Span Of Cooler Pads?

  1. Shut down the system when not in use. Shut off the water supply and drain it before storing the system for winter.
  2. Check the water level when using the system from time to time.
  3. Clean the water tank before using it for the first time.
  4. Check if your system recommends using water treatment tablets. If it does, make sure to use them regularly to prevent mineral buildup and corrosion.

Signs Your Cooler Pads Need Cleaning or Replacement:

  1. Airflow – Your cooler pads are dirty and worn out once you notice that the airflow it produces is reduced. If the system is not cooling as effectively as before, 100% your cooler needs cleaning or replacement.
  2. Environment – Cooler pads are affected by minerals accumulating in them. Clean the pads regularly to avoid this.
  3. Mould & mildew – Since cooler pads are often soaked in water, it’s safe to assume that moulds and mildew will grow over time. Cooler pads that smell are often caused by dirty and clogged cooler pads. The only solution to moulds and mildew growth is to replace them.
  4. Material – If your cooler pads are made from plastic or melamine paper, they need to be changed every year. Others could last several years so you have to check your manual to know what type your evaporative cooler pads are. Or better yet, make sure to buy high-quality pads than the average-quality ones that need changing every season.

Benefits Of Changing Evaporative Cooler Pads

Ensure that your home is supplied with clean and fresh air by replacing your dirty, old, and worn-out cooler pads with new ones. Here are some of the benefits of changing your evaporative cooler pads:

  1. Better Air Quality – Dirty pads are ideal for moulds, bacteria, and fungi accumulation. Make sure that the cooler pads are replaced when needed to avoid experiencing a stale, musty smell in your home.
  2. Higher Efficiency – Buildups in the pads reduce the system’s performance. You will notice a change in the unit’s efficiency once the worn-out pads are replaced with new ones.
  3. Reduced Electricity Bill – Clogged pads reduce airflow and can make it harder for your unit to provide adequate cooling. This can cause the system to use more energy than it’s supposed to. Changing the pads of your system can significantly reduce energy consumption.
  4. Sturdier and Longer Lasting Unit – Changing the pads helps prolong the life of your unit.

Also, if your system starts to produce discoloured water such as red or brown, it’s no doubt that it needs repair.

You should contact your favourite plumber once either or both of these things happen in your household.

Electrical Faults

Have a look at your switchboard at home to see if a switch has tripped to the hot water system or if someone turned it off. If it’s off, it’s time for you to call a plumber to fix the problem for you and ensure the hot water system is operating correctly.
