Services: Hot Water Systems and Leak Detection

Two plumbing problems were affecting a spacious ground-floor, two-bedroom apartment in Griffith.
The young homeowner had been dealing with hot water that faded in and out in the ensuite. Water was also appearing near either the toilet or laundry area.
Both problems were interrupting the everyday use of the home. The changing hot water made showers difficult to rely on, while the unexplained water raised concerns about hidden damage.
Our team inspected the accessible plumbing and worked out what was needed for the next stage.
Hot Water That Kept Fading
The ensuite hot water was not staying at a steady temperature.
It would begin hot and then fade, making showers uncomfortable and unreliable.
The homeowner had been putting up with the problem for some time and wanted to understand what was causing it.
The hot water issue needed further investigation before the right repair could be confirmed.
Water Appearing Near the Toilet or Laundry
At the same time, water was appearing near either the toilet or laundry area.
It was not yet clear where the water was coming from. The toilet, laundry area and laundry connections all needed to be checked more closely.
Even a small amount of unexplained water can be a warning sign. If moisture spreads beneath flooring or into walls, the damage may be much greater than what can first be seen.
Inspecting the Accessible Plumbing
Our team inspected the accessible pipework and plumbing connections.
The first visit allowed us to look at both concerns together and prepare for the next stage of the investigation.
The apartment’s water supply needed to be shut off before the plumbing could be checked more closely and the source of the leak confirmed.
Reaching the Deep Isolation Valve
The isolation valve was located in the front courtyard.
It sat about one metre below ground, which meant it could not be reached with a standard tool.
Our team identified that a long water key would be needed to access the valve and safely shut off the apartment’s water supply.
This would allow the toilet, laundry and hot water plumbing to be investigated more closely during the return visit.
Preparing for the Next Stage
The initial inspection confirmed that the next stage required:
- access to the deep isolation valve
- a long water key
- the apartment’s water supply to be shut off
- further checks near the toilet
- further checks of the laundry connections
- further investigation of the changing hot water
By identifying these requirements during the first visit, our team could return prepared with the right access and equipment.

Why the Problems Needed Attention
Hot water that changes temperature can make a bathroom frustrating and uncomfortable to use.
An unexplained leak can be even more serious if water spreads beneath the surface.
If the leak had been left, moisture could have damaged flooring, skirting boards, walls or nearby rooms. Over time, it may also have caused damp smells, mould or more expensive repairs inside the home.
Investigating both problems gave the homeowner a clear next step instead of continuing to live with unreliable hot water and unexplained moisture.
