An established three-bedroom home in Giralang needed roof repairs before new solar panels could be installed.
The home was built in the mid-1970s and had an older tiled roof. The homeowner had noticed cracked capping and damaged tiles and was also concerned about a possible water leak.
The roof used older, wider Clark tiles that were becoming hard to source. With only a small number of spare tiles available, the homeowner wanted the roof checked before the solar installers began work.
Our roofer inspected the roof, took photos and measured the damaged areas. The inspection confirmed that the pointing and capping needed repair and that cracked roof tiles needed to be replaced.
Older Roof Tiles Made the Repairs More Important
The home’s older Clark tiles were wider than many modern roof tiles.
This meant suitable replacements were becoming harder to find. The homeowner had been told that one option may be to remove a larger roof section and replace it with newer tiles.
Before making that decision, the homeowner wanted JML to inspect the roof and look at the damaged areas.
The timing was also important because the solar panels were due to be installed. It was better to deal with the known roof problems before the panels made parts of the roof harder to reach.
What We Found During the Inspection
Ridge capping runs along the high points of a tiled roof. The pointing around it helps close gaps and hold the capping tiles in place.
Our inspection found damaged areas around the capping and tiles that were chipped or cracked.
These weak areas could allow rain to move beneath the roof surface and into the roof space.

Repairing the Pointing, Capping and Tiles
Our team repaired the damaged pointing around the ridge capping.
This involved renewing the material around the capping tiles to close exposed gaps and help keep the capping secure.
We also removed the cracked tiles included in the work and fitted suitable replacements into the surrounding roof.
The work focused on the damaged areas found during the inspection and helped prepare the roof for the planned solar installation.
A Roof Better Prepared for the Solar Work
Our final checks confirmed that:
- the required pointing had been repaired
- the damaged capping areas had been attended to
- cracked roof tiles had been replaced
- exposed gaps had been closed
- the known roof issues had been dealt with before the solar installation
The homeowner could move ahead with the solar work knowing the damaged roof areas had received attention.
If the cracked tiles and capping had been left, rainwater could have entered beneath the roof and spread through the roof space. Over time, this may have soaked insulation, damaged ceilings, affected electrical fittings or led to mould and more extensive repairs inside the home.
